ProCorp Designs was established in 2005 with the aim of providing a complete design service offering original and practical solutions for our customers. Belinda Underwood is our qualified Architectural Draftsperson who has been designing quality projects for leading Builders and Developers since 1999.

HIA GreenSmart Professionals are HIA builders, architects, building designers, land developers, and related trade contractors who have successfully completed the HIA GreenSmart Professional Training and support the HIA GreenSmart Code of Practice. ProCorp Designs are just one of over 2000 members to have completed the course and, in the process have acquired the skills and knowledge to apply environmentally sustainable building practices in all of our designs and, projects and projects.

ProCorp Designs are a member of The Association of Building Sustainability Assessors (ABSA). They represent building and design professionals who offer specialist skills in assessing the ecological impact of our built environment.

ABSA provides a range of services for ProCorp Designs including:

  • training and support for our sustainability assessors
  • seminars on sustainable development
  • advice and information for associated building professionals
  • accreditation and quality assurance schemes for our assessors that provide certified assessments required by state and national building regulations.

At ProCorp Designs, our assessors use sophisticated programs to analyse buildings environmental performance. We can offer clients practical advice on cost-effective ways to improve:

  • energy and water efficiency
  • resource and waste management
  • natural ecosystems and biodiversity

ProCorp Designs specialise in custom designed projects, including residential homes, multi dwelling developments and extensions. Although based in Narellan, our services extend throughout NSW and include the regional ProCorp Group locations. Our staff are available to meet you at a time that is convenient for you. Part of our service includes providing working drawings, which are the actual plans that trades people will use to build your project. ProCorp Designs can also assist you with assessments on development potential for any vacant block of land, or land with existing dwellings. We offer environmental impact advice and can provide you with a Statement of Environmental Effects. ProCorp Designs can also supply engineering plans, shadow diagrams, as well as three dimensional drawings to show you exactly what each project will look like before construction even commences.

ProCorp Designs can take control of your Development Application from the initial concept plan to the final approval stage (aside from Development Approval - this stage is the responsibility of the relevant Government Department and ProCorp Designs has no authority to guarantee development approval)

Once of the many services ProCorp Designs provide is the issuing of NATHERS and BASIX environmental certificates of compliance. A well designed house will achieve excellent NATHERS heating and cooling figures, making it easier to pass the Energy section of the BASIX requirements. The house is more comfortable in the summer and winter months and the consumer will save money in running costs.

BASIX stands for the NSW Building Sustainability Index, a new planning initiative of the NSW government to improve energy and water efficiency that applies to the building of new homes. The first stage of BASIX was put into effect on 1st July 2004. This initiative requires all new single dwellings and dual occupancies in the metropolitan areas to reduce energy consumption by 25% and to reduce water consumption by 40%.

From 1st July 2005, all new single dwellings and dual occupancies require a BASIX certificate to be lodged with the development application. From 1st October 2005, BASIX was extended to apply to new multi-unit developments throughout NSW. BASIX for Alterations and Additions will go into effect in mid-2006.

A BASIX certificate must be lodged with the Development Application plans. A building certifier will check that all BASIX commitments have been built or installed prior to issuing the final Occupation Certificate. To obtain a BASIX certificate, the design needs to satisfy requirements in three key areas.

1) Water
2) Energy
3) Thermal comfort

Water
A minimum score of 40% in Water is required by BASIX. A typical single dwelling design will meet the target for water conservation if it includes:

  • showerheads and tap fittings with at least a 3A rating
  • dual flush toilets; and
  • rainwater tank for garden water use, toilet flushing and/or laundry

All choices affecting water must add up to 40 points or greater to satisfy the water requirements of BASIX. For example, choosing ordinary taps will give negative points whereas choosing taps with a 3A rating will give positive points.

Energy
A minimum score of 25% for Energy is required. A typical single dwelling design will meet this target if it includes:

  • an efficient hot water system; and
  • design features that make the most of natural heating, cooling, and lighting.

Choices regarding energy consuming items such as lights, cooktops, hot water service and air conditioning units must add up to 25 points to satisfy the energy requirements of BASIX. For example, an electric hot water service will give negative points whereas a gas hot water service will give positive points.

Thermal Comfort
The score in Thermal comfort is a simple PASS or FAIL. A dwelling will get a pass if there is an adequate level of thermal performance for winter and summer appropriate to its climate.

What is NatHERS?
NatHERS stands for Nationwide House Energy Rating Scheme and was introduced in Australia to encourage the design of more energy efficient homes. A NatHERS energy assessment gives a quantified measure of how much heating and cooling energy is needed to keep a dwelling comfortable throughout the year. The assessment is done to give the heating load and cooling loads needed in the Thermal Comfort section of the BASIX requirements.

Doing a NatHERS assessment or seeking our professional advice before the plans are finalised may save changing the plans or having to commit to more expensive BASIX commitments.
